Chembur's Purva Clermont: Any better options nearby?
What do you guys think about Purva Clermont in Chembur? I just saw a video showing their sundowner event there. It looked pretty premium, calling itself 'Chembur's finest gated estate'. I'm looking at places in Mumbai and honestly, wondering if it's really the best value. Not sure if that 'finest' claim holds up against other projects in Chembur or nearby areas for the price. Has anyone here checked it out or compared it to other options? Would love to hear your insights on value.

My personal experience with a well-known builder for an under-construction project was a nightmare. They promised 2022 possession, then pushed it to 2024, and now saying 2025. My EMI started, but I'm still paying rent. So, U7, your question about possession is critical. Always check the RERA possession date, but also ask for previous project completion track records of THAT specific RERA entity or builder branch. 2027 is far, market can change, builder can delay. For 123 units, it's not a massive project, but still, delays happen. Be very, very careful.
I'm also eyeing Chembur, but 2.1 Cr is pushing my budget. Has anyone looked at alternatives in nearby areas like Ghatkopar or even further like Airoli? I'm open to slightly further commute if the value is better and possession is sooner.
I'd also suggest looking at some projects in Andheri East. Connectivity is superb, and sometimes you find older but well-maintained buildings at a better price per sqft than new Chembur projects. Plus, it's a more established area.
Totally agree with U11. Airoli or even Thane side, you get better value. Chembur is good but the premium is just too high now. My friend bought in Airoli last year and is very happy with his decision.
U4, if budget is a concern and you're okay with a bit of travel, Airoli is a great option. You can get much more space for the same price, and it's developing fast. Plus, Navi Mumbai is generally less congested.
Yaar, Chembur is becoming the new Bandra. Connectivity is great, and the vibe is changing. I think if you can afford it, it's a good investment. The amenities looked top-notch in the video.
Chembur's finest? Lol. For 2.1 Cr – 2.4 Cr, that too for an ongoing project with possession in 2027-12-01, I'd be very careful. That's a long wait. Plus, Puravankara ka total projects zero dikha raha hai RERA pe. That's a red flag for me.
U9, the RERA details for Purva Park Hill Wing A (PRM/KA/RERA/1251/310/PR/220601/004946) indeed show 'Total projects: 0' for the builder under that specific RERA registration. It's confusing because Puravankara is a known name, but maybe this specific entity or registration is new. Always double check everything. This is why I'm nervous.
Wait, zero total projects? Are you sure? That sounds super risky for a first-time buyer like me. How can a big builder like Puravankara have zero projects listed?
Totally agree. 2.1 Cr for a 2027 possession is a huge amount to block. Mumbai market mein abhi bhi thoda correction expected hai, especially for under-construction. Cash flow becomes an issue.

I also saw that! Location acchi hai, no doubt. But what about possession? Aur RERA details kya hain? Builders ka bharosa nahi hota, especially with new projects.
Haan yaar, video toh looks amazing. But jab price dekha, I got scared. Chembur mein itna premium, is it worth it? My budget is tight.
