Chikkasanne investment potential: My NRI doubts
Spent hours researching Chikkasanne projects online last night. Honestly, everyone's hyping the investment potential. But yaar, I'm based in Dubai, can't do site visits. What's the real ground reality for rental demand? Matlab, are young professionals moving there, ya mostly families? Need the tenant profile before committing to a 2BHK. Okay, I'll say what no one says: I'm worried about resale market liquidity. Builders like Prestige and Godrej are there, but will a 2BHK for ₹90L appreciate enough in 3-5 years? Is getting a reliable property manager for rent collection a nightmare, or sahi hai? Power of attorney setup ka kya scene hai? My concern is the 'investment potential' figures. Are they realistic? Change my mind if I'm wrong about resale liquidity and rental income.

U12, koi silver bullet nahi hai yaar. Every area has its pros and cons. Chikkasanne has potential, no doubt, but the key for NRIs is due diligence and a strong local network. Rental demand is there, but competition is also increasing with so many new projects. Resale liquidity depends heavily on the project and builder's reputation, plus how much you're willing to discount for a quick sale. Don't just go by the hype. What happened, did you finalize any project?
Abhi tak toh bas confusion hi badha hai. Lagta hai aur time lagega decide karne mein. Sab apni apni kahani suna rahe hain!
Exactly, research is paramount. And never rush into it, especially from abroad.
₹90L for a 2BHK in Chikkasanne sounds a bit high right now, especially with the current market conditions in Bengaluru. Interest rates bhi upar hain. Appreciation 3-5 saal mein utna nahi hoga jitna builders project karte hain, those 'investment potential' figures are often inflated. Be careful and compare prices in nearby areas like Akshayanagar or even some parts of Agrahara Layout.
Toh phir kahan invest karein, bhai? North Bangalore mein aur kaunsa area better hai for rental yield and appreciation?
Totally agree! My agent showed me a similar unit in Agrahara Layout for much less. The hype is real, but the price needs to be justified. Don't get carried away.
U4, Chikkasanne is definitely seeing an influx of young professionals, especially those working in the Manyata Tech Park extension and other IT hubs in North Bangalore. Airport expansion and the upcoming Peripheral Ring Road are big drivers. So, rental demand for 2BHKs from bachelors and young couples is decent. Property manager ka scene thoda tricky hai, I've heard some horror stories about mismanagement. POA ke liye you NEED a very trusted relative or a reputed law firm, otherwise it's a huge headache.
U7, reputable property management companies charge around 8-10% of monthly rent, sometimes a bit more for NRI services. I use 'PropCare Solutions' for my flat in Adigara Kallahalli, and they've been decent with tenant screening and maintenance. U8, worth it tab hai jab aap India mein nahi ho. Peace of mind milta hai, especially if you can't be here to sort out issues. For POA, make sure it's very specific about powers and notarized properly.
Haan yaar, property manager ka commission bhi bohot hota hai. Worth it hai kya agar rental yield hi kam ho?
Trusted relative toh hai nahi. Koi reliable property management company ka naam bata sakte ho jo NRI clients handle karti ho? Google pe toh sab ache hi lagte hain.
Bhai, Prestige aur Godrej ka naam hi kaafi hai. Inki properties mein liquidity issue nahi aata normally. Chikkasanne mein infrastructure development bohot fast ho raha hai, airport ke paas hai. Appreciation toh pakka hai, 3-5 saal mein you'll see a good jump.
Yaar, I can totally relate to your situation! Main bhi Chikkasanne mein dekh raha tha but NRI angle se socha nahi tha itna detail mein. Resale liquidity ka point solid hai, especially for a 90L 2BHK. Builders ka hype toh alag hi level pe hota hai.
Mere ek dost ne Aavalahalli mein liya tha 2 saal pehle, abhi tak rental yield utna nahi mila. Chikkasanne mein professional crowd kitna hai, koi bata sakta hai? Matlab, young bachelors ya families?
Sahi kaha bhai, NRI ke liye toh double tension hai. POA setup bohot risky lagta hai, kispe trust karein?
