Is Chitransh Saartha Enclave actually good for daily living, ya bas brochure mein achha lagta hai? I work in real estate, but buying for myself is different. Amenities real mein useful hain ya sirf show ke liye? Like the gym, clubhouse, pool... are they well-maintained and actually used? Builders ka toh pata hai, marketing mein sab champion, but I need ground reality. Aur neighbourhood kaisa hai? Schools, hospitals, markets nearby? Society ka vibe kaisa hai, friendly or isolated? I want a proper home, not just an investment. Any residents share honest opinions? Off the record, please.

I think it's a mixed bag. The location is decent, especially if you work nearby or need good schools. But for a 2017 possession, you have to be extra vigilant about the actual condition of the flat and the society's financials. Jo amenities brochure mein dikhte hain, woh 7 saal baad kaise hain, woh ground reality hai. And to answer the question about amenity charges, usually, basic maintenance mein security, common area electricity included hota hai, but specific use of gym/pool can have a separate charge or a higher contribution to the corpus fund. My main worry would be the resale value down the line. Kya 7-year-old property ko aage bechna easy hoga?
Totally agree with the resale point. Mere ek dost ne Achchheja mein ek purana flat liya tha, ab bechne mein bahut dikkat ho rahi hai. Log new projects hi dekhte hain.

Neighbourhood ka toh theek hai. Near Ahinsa Khand 1, so schools like DPS and hospitals like Yashoda are quite accessible. Market bhi paas mein hi hai. That part is good.

Aur jo hidden costs ki baat ho rahi thi, woh yahi maintenance charges hain jo har saal badhte rehte hain because 50 units mein expenses divide karna mushkil hota hai. Expect high monthly outgoings.

Absolutely! Mera ek friend ne ek project mein liya tha jiska possession bhi 2017-18 ka tha, usme gym aur pool toh the, but saalon se band pade hain ya maintenance ke naam pe sirf chuna lagate hain. Chitransh Saartha Enclave ka bhi yahi haal hoga shayad, especially with total units being just 50. Kam units mein maintenance fund kam hota hai, toh builders/RWAs cut corners. Personally, I'd be very cautious about older projects claiming premium amenities without seeing them live.
Sahi keh rahe ho. Abhay Khand mein bhi prices aise hi inflated lagte hain, aur amenities ka pata nahi chalta. Sirf brochure pe mat jao.
