Okay, I'll say what no one says – CHS Luxury Home mein amenities ka promise sirf paper pe tha. Maintenance charges high but service zero. Tenant attract karna mushkil hoga. Change my mind.

RERA Not Applicable? That's a huge red flag for me. How can a project of this scale (20 units) not be under RERA? It means no accountability if there are delays or issues. True, the RERA Not Applicable status is concerning. Sometimes smaller projects, especially those with fewer than 8 units or less than 500 sq meters, are exempt. But CHS Luxury Home has 20 units, so technically that rule shouldn't apply here unless they've done some phase-wise registration trickery. Either way, it means less protection for buyers. I saw a similar situation in Anand Niketan where a project got stuck for years because of RERA exemption misuse.

Haan bhai, exactly! Budget mein itna upar jaake bhi agar service nahi milegi toh kya fayda? My main concern is the ROI if tenants are hard to find.
