Civil Lines Ghaziabad ROI claims are too optimistic.
₹1.05 Cr for a flat in Civil Lines, Ghaziabad, feels like a lot for an investment. Kya lagta hai, iska capital appreciation potential kitna hai future mein? Builders toh bohot kuch bolte hain, but actual rental yield kya expect kar sakte hain? Resale market mein kitni liquidity hai for such projects? Any real investor experiences on ROI or exit strategy for Civil Lines?

Meri personal opinion hai ki Ghaziabad mein 1 Cr+ budget agar hai, toh thoda aur push karke ya loan lekar Noida ya Gurugram ke outskirts mein dekhna chahiye. Civil Lines no doubt accha area hai, but as an investment, it feels like the peak of the market for that location. Ek first-time buyer ke liye itna risk lena, with such high budget and distant possession date, is too much. Meri salary 1.5L per month hai, aur mein ₹1 Cr ka loan soch bhi nahi sakta. Lagta hai mujhe ₹70-80L range mein hi dekhna padega.
Mujhe toh lagta hai builders bas hype create kar rahe hain. Is project ka possession date kya hai? Aur RERA number kya hai? Kya ye sach mein ONGOING project hai ya bas papers pe? Kyunki agar 2027-08-01 tak possession hai, toh abhi se itna high price tag justified nahi lagta. Builders often delay projects and then you're stuck paying EMIs for a flat you can't even move into. Also, total units 69 hain, toh kya ye boutique project hai ya low density? Ye sab details affect karti hain price ko.
Toh kya iska matlab hai ki 2027 tak aur prices drop honge?
RERA number toh hai, that's a relief. But bhai, 2027-08-01 bhi kaafi door hai. Mere ek colleague ka project 2025 ka promise kiya tha, abhi tak foundation bhi complete nahi hua. Builder ne date pe date di hai. So, just because RERA mein date hai, doesn't mean it's guaranteed. First-time buyers ko is baat ka dhyan rakhna chahiye, especially jab itna bada amount invest kar rahe ho. Always factor in potential delays.
Haan, maine check kiya tha. Project status ONGOING hai, aur RERA number UPRERAPRJ828031 hai. Possession date 2027-08-01 di hui hai. Total units 69 hain.
I think Civil Lines has its own charm. Proximity to Delhi, good connectivity. But haan, price range ₹96 L – ₹1.1 Cr is definitely pushing it for a first-time buyer. Kya kisi ne is project ka RERA number check kiya hai? Kabhi kabhi builders inflated prices rakh ke baad mein discount dete hain.
Abhay Khand mein definitely better deals hain.
Sahi keh rahe ho. Location factor toh hai. But for that price, I'd rather look at something in Abhay Khand, wahan thoda better value for money mil sakta hai. Aur RERA check karna toh must hai.
Exactly! 1.05 Cr mein toh Noida mein bhi options mil rahe hain ab. Civil Lines ke liye itna high price point samajh nahi aa raha.
Bhai, ye Civil Lines Ghaziabad mein ₹1.05 Cr for a flat, seriously? Builders toh keh rahe hain ki next big thing hai, but it feels super expensive for Ghaziabad. Mera budget ₹1 Cr ke around hai, but for this price, I'm expecting solid ROI. Kya lagta hai, iska capital appreciation potential kitna hai future mein? Actual rental yield kya expect kar sakte hain?
Same pinch! Mera ek friend Ahinsa Khand mein ek project mein invest kiya tha 3 saal pehle, builders ne bade sapne dikhaye the. Bola tha 50% appreciation within 2-3 years. Abhi tak 15% bhi nahi hua hai. Civil Lines is a good area, but 1.05 Cr is on the higher side. Agar tum long-term investor ho (7-10 saal), tab shayad theek hai, warna short-term gains bhool jao. Aur resale market mein liquidity bhi dekhni padegi, kahin phas na jao.
Dekho, Civil Lines area ki location acchi hai no doubt, but the current market is a bit slow. Appreciation toh hoga, but it might not be as quick as builders claim. Rental yield 2-3% se zyada expect mat karna, especially with new projects coming up everywhere.
Totally agree! Itna paisa Ghaziabad mein daalne se pehle 100 baar sochna padega. ROI ka toh pata nahi.
