Civil Lines layouts feel cramped for the price

Budget finalised, loan pre-approved — now stuck on Civil Lines, Ghaziabad. We're upgrading to a bigger flat, need at least a 3BHK, and the price point around ₹96L-₹1.05 Cr is what we're seeing there. My wife's main priority is good schools and a safe neighbourhood for the kids. Civil Lines sounds good on paper for location, but I'm actually worried about the apartment layouts. Some 3BHKs just feel too small, not sure if the carpet area is efficient enough for a growing family. Is it genuinely good for daily living, or does it just look premium? What's the community like? Are there decent parks and schools nearby that are safe for children? Any current residents, what's your take on the actual livability?
