Institutional Area – everyone glorifies the future ROI here, but nobody talks about the total acquisition cost. I'm seeing a Conscient project with a tempting CLP. From my experience, CLP often means higher effective interest and less room for negotiation on the final price. Are those 'hidden charges' like IFMS, club membership, or power backup actually negotiable, or do builders just add them as a fixed 10-15% margin? Disagree? Tell me why.

Totally agree with this post! Builders make CLP sound like a boon, but it's just a way to lock you in early with their funding. Aur yeh hidden charges toh alag se blood pressure badhate hain. Conscient ka track record bhi mixed hai, Institutional Area mein unke projects mein bhi sunne mein aaya hai ki kuch issues hain.
Exactly! Conscient ne pehle bhi projects mein delays kiye hain. My friend booked in their project near Basai and is still waiting for possession. CLP toh ek trap hai
