Construction-linked payment plans (CLP) in Chandigarh, are they always better for end-users? My wife wants a 3BHK in Sector 44 or Mohali for the kids' school. Builders push CLPs, but I'm thinking about the down payment option. Does bank-funded vs self-funded projects make a difference? Kya koi hidden catch hai with these payment structures?

I'm also looking for a 3BHK in Mohali and CLPs scare me. My budget is tight, so every extra cost matters. What other payment options are there besides CLP and upfront down payment? Koi easy EMI option bhi hota hai kya bina builder ke interest ke?

Agar budget tight hai toh bank se pre-approved home loan dekh lo. Usmein fixed EMIs hoti hain aur transparency zyada hoti hai. Builders ke CLPs mein interest rate ka game hota hai sometimes, plus construction delay se toh extra rent ka burden alag. Better to avoid if possible.
Bhai, you hit the nail on the head! CLPs look good on paper but can be a nightmare. I booked a flat in New Chandigarh with a CLP, and the builder kept delaying. Every time they ask for a payment, there's hardly any construction progress. It feels like we're funding their working capital. Is there any way to check if their project is RERA registered and what the actual completion date is?
Totally agree! Hidden charges aur delays hi sabse bade catches hain CLPs mein. Bahut dimaag kharab hota hai.
Exactly! Meri bhi same kahani hai, Mullanpur Garibdass mein. Jaise aapne bataya, RERA website pe check karo, wahan sab details hoti hain, including the proposed completion date. Builder ka track record bhi dekh lo, bahut important hai. Google reviews aur past projects check kar lena.
