posted on 6 MayClub Road Properties: Any hidden charges to watch out for?
The all-in cost is always the real shocker for first-time buyers. Even working in real estate, buying a 3BHK in Vasant Vihar for ~₹3Cr is eye-opening. Stamp duty, registration, PLC, interiors... it all adds up. What hidden charges did you face with Club Road Properties or similar Delhi builders? Avoiding nasty surprises.

This is so relatable! Vasant Vihar mein ₹3 Cr ka 3BHK, usme bhi yeh hidden charges. Mera toh budget hi ₹1.5 Cr tak ka hai, aur usme bhi yeh sab sunke darr lag raha hai. Kya Club Road Properties ka koi specific track record hai hidden charges ke mamle mein? Has anyone here actually bought from them and faced issues, ya yeh general builder tactics hain?
It's a tough market for first-time buyers in Delhi right now, especially with property values appreciating. My advice would be to get every single charge, big or small, listed in the agreement to sell. Don't rely on verbal assurances. Also, look for projects that are RERA registered and check their past projects' RERA compliance history. Sometimes, the 'hidden' charges are actually legitimate costs that builders just don't highlight upfront to make the initial quote look attractive. A good property lawyer can help identify these clauses before you sign anything. It might cost a bit upfront, but it saves lakhs later.
As someone who recently bought in Alaknanda, I can tell you the 'hidden' charges are often: IFMS (Interest Free Maintenance Security), Utility connection charges (water, electricity, gas), parking charges (even if they say it's included, sometimes it's for a specific spot only), and then the GST on all these! Plus, don't forget the legal fees for document scrutiny and home loan processing fees. These can add up to 10-12% of the property value easily, over and above stamp duty and registration. Always ask for a detailed breakup of all charges *before* booking, not just the basic price per sqft. Builders often quote 'super built-up' area and then charge for 'carpet area' related amenities differently.
Exactly! My cousin faced this with a project near Anand Vihar. They were promised free parking but then were charged for 'allotted' parking. Builder ne bola 'free parking' means you can park, not that you get a dedicated spot without charge. What a scam!
Thank you for this detailed breakdown! IFMS aur utility charges ke baare mein toh suna tha, but parking charges ka yeh angle naya hai. Kya yeh charges negotiable hote hain, especially agar aap bulk booking kar rahe ho ya early bird offer mein ho?
Club Road Properties ka toh pata nahi, but mere friend ne Ansal Villas mein ek plot liya tha kuch saal pehle. Unko bola gaya tha ki society maintenance aur club membership optional hai, but jab handover ka time aaya, they were forced to pay a hefty one-time charge for both. Plus, property tax ke calculation mein bhi kuch gadbad thi jo baad mein pata chali. It's always these 'small print' things that become big headaches later. First-time buyer ke liye toh yeh sab maze ki baat nahi hai, pura budget hil jaata hai.
Yeh toh common hai. Club membership aur maintenance ke naam par loot macha rakhi hai builders ne. Mera toh Anand Niketan mein bhi same scene hua tha.
Ansal Villas mein bhi aisa hua? Shocking!
Totally agree with this post! Club Road Properties ke saath nahi, but ek dusre builder ke project mein, last moment par connectivity charges ke naam par ₹5 lakh extra maang liye. Bolte hain infrastructure development ke liye hai. Vasant Vihar mein ₹3 Cr toh already high hai, upar se yeh sab! Kaise manage karte hain log?
Yeh connectivity charges kya hote hain exactly? Kya yeh legally valid hote hain ya sirf builder ka dhandha hai? Koi bata sakta hai?
Haan bhai, same experience! Builder ne toh bola tha all-inclusive hai, but possession ke time par maintenance deposit aur power backup installation ke naam pe alag se charge kar diya. Bohot mushkil hai trust karna.
