Builders push these amenities hard, but do they actually boost resale or attract tenants? Or just a ghost facility adding to maintenance? Your real-world take?

Meri personal experience hai, maine 3 saal pehle Alpha I Greater Noida mein flat liya tha. Clubhouse kaafi bada hai, swimming pool, gym sab hai. Starting mein laga tha bohot use hoga. Par ab hardly kabhi jaate hain. Gym ka equipment bhi average hai. Maintenance charge mein uska hissa bhi aata hai. Resale ke time koi extra value nahi mili uski. Log sirf location aur basic amenities hi dekhte hain mostly.
Exactly! If Kesar Garden is already completed (Possession date: 2020-02-01) and still struggling with perception, then that price range seems very steep. Why pay for a clubhouse that might not even be fully functional or maintained properly, adding to your EMI burden?
Alpha I mein toh ₹50-90L ke beech mil jaata hai 2BHK, location ke hisaab se. Kesar Garden ka ₹60L se ₹1.6 Cr ka range toh high lag raha hai, especially for what you get. Sirf clubhouse ke liye itna extra pay karna doesn't make sense.

Totally agree with this! Builders show these fancy clubhouses in brochures, but jab actual possession milta hai, ya toh half-baked hota hai ya phir maintenance itna high kar dete hain ki koi use hi nahi karta. Kesar Garden ka bhi yahi haal hai kya?
