Clubhouse amenities are mostly a waste of money for investors, honestly. Just got possession at Aero View Heights a couple months back; the fancy clubhouse is barely used. Seriously, does anyone actually use these daily? It feels like a huge chunk of our maintenance charges goes into maintaining a ghost facility. Also, the green areas feel cramped, not the spacious vibe promised. Even security systems, like visitor management, seem more for show than practical use. Does any of this truly boost resale or tenant appeal? Change my mind.

It's a tough one, right? On one hand, amenities sound good on paper and for aspirational value. On the other, the practical utility and maintenance burden are real. Maybe it depends on the target audience for resale. For a family, a decent pool and play area might be a plus. But if it's
This is a critical point. Has anyone actually seen a clear breakdown of how much of the apartment price or maintenance goes into these specific amenities at Aero View Heights? I tried asking the sales team once, and they just gave some vague answers. I wish RERA would mandate a transparent cost breakdown for these 'common facilities'. Without that, it's just a guessing game, and we're paying for things we don't use. Does anyone know if there's a way to get this info?
Totally agree with you, bro! Transparency ki toh baat hi mat karo. Sab golmol jawab dete hain.
RERA ne toh bahut kuch mandate kiya hai, but implementation mein bahut gap hai. I tried getting a breakdown for my project near Ansal Villas, and they just showed me a consolidated 'common area development' cost. It's impossible to know how much is for the pool vs. the gym vs. the garden. Builders hide behind these broad categories.
I'm still searching, but this is a constant worry. Builders in Delhi NCR are all pushing these 'lifestyle' amenities. But with current market conditions, where interest rates are high and property prices already sky-high, every penny counts. I'm looking at something around ₹2.4 Cr, and I'd rather have a slightly larger carpet area than a half-empty gym.
Hmm, I don't fully agree. While daily use might be low, good amenities do make a project more appealing, especially to families with kids. Aur resale value mein bhi thoda toh boost milta hi hai, isn't it? My agent keeps telling me this is what distinguishes premium properties.
Agent ki sunoge toh ho gaya kaam. They're just trying to upsell.
Agent toh kuch bhi bolta hai! They get commissions. I've seen so many projects in Alaknanda and Anand Vihar where the clubhouse is just a white elephant. The actual usage is so low, it's hilarious. Instead of these fancy clubhouses, I'd rather have bigger green spaces ya better security infrastructure that actually works, not just a fancy visitor management system that glitches every other day. Real value comes from practical utility, not just perceived luxury.
Resale value ka pata nahi, but for first-time buyers like us, it just inflates the initial cost. I'm looking for a home, not a resort. My budget is tight, around ₹2.5 Cr for Aero View, aur agar ye amenities ka cost hata dein toh shayad kuch better deal mil jaati.
Totally agree with the original post! Jab builder project dikha raha tha, they made the clubhouse sound like some 5-star hotel amenity. Ab possession mil gaya hai Aero View Heights mein, aur sach kahu toh, it's just a fancy showpiece. We're paying ₹2.2 Cr+ for these flats, and the maintenance for these 'amenities' must be huge. Meri wife aur main toh kabhi use nahi karte, aur na hi koi aur dikhta hai wahan. Kya fayda itne investment ka if it doesn't even add real value?
Sahi kaha! Just show-off ke liye hai sab. Resale mein kaun dekhega itna sab?
Bhai, exactly! Humare Anand Niketan wale project mein bhi same haal hai. They promise world-class facilities, but end up delivering something basic and then charging a bomb for maintenance. As first-time buyers, har paisa matter karta hai, aur ye clubhouse toh bas ek extra burden lagta hai.
