Investment ke liye toh ye project ab joke hi lag raha hai. Who wants to buy a property where you pay premium for amenities that don't even function or are underutilized? This is why I'm looking at smaller projects near Badshahpur, maybe less fancy but more practical.
Location theek hai, par agar clubhouse empty hai toh kya faayda? Budget-conscious buyers like us need value for money.
Badshahpur side projects are good for budget, but Greenopolis still has potential. Location wise it's decent, near Airport Road (Gurgaon side).
My cousin also bought a unit here for ₹1.4 Cr. He's been complaining about the maintenance charges since he got possession in 2020. He says for 1862 units, the amenities are just not scaled properly. It's like they built for 500 units and then sold 1800, hoping no one would notice the crowding or lack of usage for some facilities. This will definitely affect resale value, especially with so many units available.
Bhai, ye toh bohot serious issue hai. Jab amenities use hi nahi ho rahi toh ROI ka kya hoga? Kya kisi ne builder se is baare mein baat ki hai? RERA mein complaint karne ka option hai kya?
Exactly! RERA is there but it's a long shot. I remember the possession date was 2020-12-01, they should have delivered full amenities by then. Builder promises aur reality mein zameen-aasman ka farak hai.
Haan, RERA mein complaint kar sakte hain. Orris Greenopolis ka RERA number GGM/311/43/2019/05 hai, but the process is very slow.
Totally agree with the post! I visited Greenopolis last month, and the clubhouse looked so deserted. Brochure mein toh Olympic-size pool aur high-end gym dikhaya tha. Ab toh lagta hai maintenance charges bas empty spaces ke liye de rahe hain.
