Clubhouse amenities are the biggest marketing gimmick in Chandigarh projects, change my mind. I work in real estate, but buying for myself, especially for investment, makes you see through all the hype. Builders like the ones at Palm Grande Exclusive Villas promise the world – swimming pools, gyms, banquet halls – but honestly, kitne log use karte hain regularly? For an investor, it's just extra maintenance cost. Does it really attract premium tenants or boost resale value? I doubt it. Then there’s security systems aur parking allocation. Yeh sab real value adders hain for tenants, not some fancy but empty clubhouse. Parking lottery system toh nightmare hai. What's your experience, especially with actual security and visitor management? Is it solid ya bas guards khade hain?

My friend lives in a society near Mullanpur Garibdass and their clubhouse is always buzzing. For families with kids, it's a blessing. It might not directly boost resale by X amount, but it definitely makes the property more attractive and can command slightly higher rent. Security and parking are non-negotiable, of course, but amenities add lifestyle value.

Aur U5 ne track record ki baat ki, toh Palm Grande ke liye maine suna hai ki construction quality bhi ek concern rahi hai for some buyers, jo ki clubhouse se zyada important hai. Builders ka track record sirf amenities mein nahi, core structure aur timely delivery mein bhi dekhna chahiye.
U2, you're right about the family aspect. But as an investor, my priority is ROI. If I'm paying extra for a pool that maybe 10% of residents use, that's capital blocked. I'd rather invest in a property with better location or more practical features like good power backup.
