MJ Opera — just got possession last month and I'm already questioning some 'premium' amenities. Everyone glorifies these fancy clubhouses and sports facilities, but honestly, kitne log actually use karte hain daily? I'm seeing most facilities empty most of the time. For an investor like me, I'm wondering if these are just 'ghost facilities' that look good on paper but don't add real value. The maintenance charges for these are quite high, and I'm not sure if tenants even care enough to pay a premium for them. Does a rarely used gym or pool really boost my resale value or attract better tenants? Ya phir, is it just a builder's trick to justify higher prices and high yearly maintenance? Seems like a checked-off box, not a utility. Change my mind.

Totally agree with you! MJ Opera mein abhi possession mila hai toh you're seeing it firsthand. I'm looking at a project near Akurdi and they are also pushing these 'world-class amenities' so hard. But jab maintenance bill aata hai, tab asliyat pata chalti hai. For a first-time buyer like me, every rupee counts. Kya sach mein koi extra rent deta hai gym ke liye jo kabhi use hi nahi hua?
