Clubhouse hype is just a premium trap for investors, honestly. I'm looking at Mahira Homes 88B for an upgrade from my 2BHK. Not sure if the fancy amenities like a huge gym or swimming pool actually drive better rental yield or resale value long-term. Seems like maintenance charges just skyrocket without tenants really using them. Is it just me, or do these amenities become ghost facilities after a year? What's your experience with promised amenities vs. what actually gets used and impacts ROI? Any tips for spotting this during site visits?
