Amenity ROI is a tricky one. My friend bought in a society with a huge clubhouse, but the maintenance charges are insane. Most facilities are underused, aur tenants ko bhi sirf location aur rent se matlab hota hai, zyada amenities se nahi. Resale mein bhi koi khaas boost nahi mila usko.
