Clubhouse premium: Just a sales gimmick?

Just moved into Paras Tierea last month and honestly, everyone glorifies these fancy clubhouses and security systems, but it's mostly sales pitch. My experience? Clubhouse hardly sees any action, amenities ka maintenance cost high hai, but quality average. Security guards toh bas gate pe dikhte hain, visitor management system bhi jhol hai. As an investor, I'm wondering, does this fake premium really attract good tenants ya resale value mein help karta hai? I doubt it. Change my mind.
