After 2.5 years in my current 2BHK, Svamitva Soul Spring ki site visit ki thi for a 3BHK. Clubhouse facilities dekh ke laga, will they actually be used daily ya bas show-off? My current building mein maintenance charges high hain, but services aren't great. Is that premium for these big clubhouses and green areas worth the higher maintenance? Not sure, yaar.

Given the current Bengaluru market, especially with interest rates fluctuating, is 2.9 Cr for a 2BHK even justified, let alone the 3BHK premium? Are we buying at a peak? It feels like prices are just going up and up, but for what value?
Peak toh lag hi raha hai bhai, but FOMO bhi hai
Good question! Bengaluru market is definitely hot right now, but prices are stabilizing in some areas. If you're buying for self-use, timing the market is tough. Focus on your budget and requirements. For Svamitva Soul Spring, that price range is high for an ongoing project with 2028 possession. Maybe look at ready-to-move options, even if smaller, to avoid construction risks and immediate EMIs. Also, regarding U8's query on Svamitva, they have a mixed bag. Some projects like the one near Agrahara Layout faced initial finishing issues but were eventually resolved, but delays are always a risk with long possession timelines.
I visited Svamitva Soul Spring last month. The RERA numbers are PRM/KA/RERA/1251/310/PR/220223/005735 and PRM/KA/RERA/1251/310/PR/110823/006152. They show it's ongoing, but the possession is 2028-12-01. That's a long wait for an ongoing project. The clubhouse looked fancy, but I heard from a sales guy that the actual usage is low in similar projects. The total units are 172, so less crowd but higher per-unit maintenance for these big facilities is definitely a possibility.
Yes, exactly! Less crowd could also mean fewer people to share the burden of maintaining those huge facilities. My friend in Aavalahalli faces this issue with their small society. Their pool is barely used, but they pay for its maintenance. So, to answer U7, daily usage is rare for most.
2028? Bhai, tab tak toh interest rates pata nahi kahan pahunch jayenge! Itna wait karna toh risk hi lag raha hai.
Thanks for the RERA info! That's helpful. But what about the builder's track record? Svamitva ka earlier projects ka kya scene hai? Are they known for delays, especially with such a distant possession date?
2.9 Cr se 5.6 Cr for Svamitva Soul Spring? Aur fir upar se clubhouse ka premium? Bhai, itna budget mein toh I expect a private island, not just a pool I'll use twice a year. First-time buyer hoon, aur yeh numbers dekh ke toh aur darr lag raha hai.
Haan yaar, exactly my thought process! Yeh clubhouse ka funda samajh nahi aata. Builder log itna hype karte hain, but will I really use the squash court after a tiring day? Maintenance ka bill toh har mahine aata hai, chahe use karo ya na karo.
Sahi baat hai! Does anyone actually use these pools or indoor games areas daily? Or is it just for weekend parties which we rarely attend?
Totally! My friend bought a 3BHK in Akshayanagar, and the gym there is always empty. Pool bhi hardly koi use karta hai. Maintenance bill ₹8k monthly, just for show, woh bhi facilities jo mostly unused hain. It's a real concern.
