Clubhouses are a massive waste for investor flats. Moved into Parsvnath Platinum; facilities feel underutilized. Do these genuinely drive tenant premium or resale, or just higher maintenance? Change my mind.

Parsvnath Platinum ka possession toh 2009-10-01 ka hai, right? And RERA number is UPRERAPRJ4232. Back then, maybe these amenities were a big deal. But in today's market, with so many new projects, do these old clubhouses still hold any value for tenants or resale?
Good point about the age, U4. In Noida today, the market is flooded with projects offering crazy amenities – rooftop pools, golf simulators, you name it. Yaar, my experience in Alpha I Greater Noida is similar. Builder ne gym, pool sab dikhaya tha booking ke time. But after possession, half the equipment doesn't work, and the pool is hardly ever clean. We booked our flat for investment, and the tenants don't even care. They just ask for a lower rent because maintenance is so high. It's a lose-lose situation for investors.
Exactly! Mera bhi same haal hai. Builder ne bas dikha diya, but upkeep is zero. Total fraud.

Sahi kaha aapne, U2. For families, especially with young kids, a good clubhouse can be a deciding factor. My cousin rented a flat in Ajayabpur just because the society had a great play area and a small crèche. So, it *can* attract better tenants, but the premium might not always cover the extra maintenance.
Totally agree! Bhai, Parsvnath Platinum mein jo club facilities hain, kaun use karta hai daily? Sirf maintenance badhaate hain. Tenant ko bas location aur rent se matlab hota hai.
Haan bilkul, U1. Parsvnath Platinum mein toh kaafi units investor owned hain. I've seen the gym there, it's hardly ever crowded. The community hall is mostly used for society meetings or very occasional birthday parties. For the amount of maintenance we pay, it's definitely underutilized.
