Clubhouses are just marketing gimmicks, change my mind.
Is Omaxe Celestia Royal's clubhouse actually used daily, or is it a ghost facility? I'm looking at a flat there, brochures show amazing sports facilities. But my parents warn these amenities are often poorly maintained or too expensive. Is the children's play area truly usable? Not sure if the maintenance charges are worth it for things we might not even use.

My take? If the base price of the flat is good, and you see the clubhouse as a bonus, then maybe it's fine. But if you're paying a premium just for the amenities, then it's a huge gamble. Especially for a project like Omaxe Celestia Royal which is still ongoing. Focus on the core structure and location first, amenities are secondary. What's the maintenance charge estimate for Celestia Royal, anyone knows?
I heard Omaxe Celestia Royal's possession is due in 2028. That's still a long way, right? Who knows what the market will be like then, or even if these amenities will be up to par. My concern is more about delays. Builder ka track record bhi dekhna padta hai. Has anyone here bought from Omaxe before?
U10's point is valid. Builders often over-promise. Check the fine print on what amenities are part of the basic cost and what's an extra charge. Sometimes the sports facilities are only for premium members.
My uncle booked an Omaxe flat in Rasulpur years ago. Possession was delayed by almost two years. The amenities, when finally delivered, were okay, but not as grand as shown in the initial plans. So, manage your expectations, U4.
2028 is January 1st, so yes, quite a wait. Long possession dates always make me nervous. Chandigarh real estate market is already so competitive, and with so many new projects, delays are common.
Dekho, I understand the skepticism. But a well-maintained clubhouse can actually add value. My sister lives in a society where the clubhouse has a decent library and a small cafe, which is great for remote work. And the kids' play area is a blessing, especially when it's too hot outside. It depends on the builder's commitment and the residents' association after possession.
Bhai, you hit the nail on the head. Most of these clubhouses are just for show during sales. Once possession is given, builders hardly care. I saw a project in Mullanpur Garibdass, promised a huge clubhouse, but abhi tak construction bhi poora nahi hua hai. What's the point of paying for something that might never be fully functional?
U7, yes, RERA number is PBRERA-SAS80-PR0885,PBRERA-SAS80-PR0879. You can check it on the Punjab RERA site. But RERA just ensures legalities, not how well the amenities will be maintained post-possession.
Exactly! And then they charge extra for club membership. It's like paying for a car and then paying separately for the engine. Is Omaxe Celestia Royal's RERA number legit? I want to check their past projects.

Haan, same doubt. Builders show big big photos, but on ground reality is different. My friend lives in New Chandigarh, unke society mein clubhouse hai but it's mainly used for parties, not daily activities. Maintenance charges toh sabse pehle badhate hain.
Totally agree with you, U1. My cousin bought a flat in a project near Manimajra, and their 'state-of-the-art' gym is always empty. Pool bhi sirf summer mein 2-3 mahine chalta hai, baaki time band rehta hai. It's a big concern for first-time buyers like us.
