Clubhouses are mostly ghost facilities, change my mind.
Bengaluru real estate, everyone glorifies clubhouses in projects like Aratt Alchemy Elixir. But yaar, are they ever used or just ghost facilities? My 2BHK maintenance is high for zero service. Will a 3BHK upgrade be different? Tell me why.

I think it's a mix. Some people really use them, others don't. For us, a good gym and a swimming pool are non-negotiable. We're looking at a 3BHK for the extra space, and if it comes with good amenities, even better. The trick is to check if the builder has a track record of maintaining these facilities well after possession. Has anyone heard about Aratt's post-possession maintenance for other projects? That's my main concern.
Exactly! My friend bought a flat in Adigara Kallahalli, and their builder was great initially, but once the RWA took over, the clubhouse went from pristine to barely functional. The maintenance charges stayed high, but services dropped. Always ask about the RWA formation and initial builder support for maintenance. It makes a huge difference.
That's a very valid point about maintenance post-possession. Builders often promise the world but hand over the responsibility to the RWA, and then things go downhill. I'd suggest checking out older Aratt projects, if any, and talking to residents there. For a property in the ₹1.1 Cr – ₹1.3 Cr bracket, you really want to be sure.
Don't just look at the clubhouse, check the total units. Aratt Alchemy Elixir has 349 units. That's a decent number. More units usually means more people and potentially more activity in the clubhouse, spreading the cost. But then again, too many people can also mean overcrowding. It's a fine balance. Current market mein, buyers are very conscious about these hidden costs.
My experience says it depends on the society management. If the RWA is active and organizes events, the clubhouse gets used. Otherwise, it's just a fancy building. I'm also looking at a 3BHK in this range, and the extra space is great, but the maintenance part for a 3BHK will be even higher. Is a 3BHK upgrade really worth it if the amenities are not utilized?
Bhai, clubhouses are essential for resale value, don't ignore that! Even if you don't use it, future buyers will look for these amenities. Plus, for kids, a good play area and sports facilities are a huge plus. It's not just about today, it's about the long-term investment. Aratt Alchemy Elixir has a pretty decent plan for amenities, I heard.
Agreed with U7. My cousin lives near Aavalahalli and their society's clubhouse is quite active. They have classes, events, and even small functions. It depends on the community and how they manage it. Not all clubhouses are ghost towns. Maybe Aratt Alchemy Elixir will have a good community too.
Resale value ka point sahi hai, but kitna effect padta hai? If the maintenance is too high because of these facilities, it becomes a burden. I'm a first-time buyer and already nervous about EMIs. ₹1.1 Cr to ₹1.3 Cr is a big range, and the RERA number PRM/KA/RERA/1251/308/PR/091122/005429 confirms it's legit, but the cost of ownership is what scares me.
Totally agree with this post! Main bhi soch raha tha Aratt Alchemy Elixir mein ek 2BHK dekhne ka, but then I see the clubhouse pics and wonder if it's just for show. My current society ka gym toh hamesha khaali rehta hai. Is high maintenance for these facilities really worth it? ₹1.1 Cr for a 2BHK is a lot, and then extra for unused amenities?
Exactly! My friend bought in Akshayanagar, and their clubhouse is always empty. Swimming pool bhi bas weekends pe thoda use hota hai. Builders just add these to bump up the price, I feel. It's a marketing gimmick more than anything. What's the point if no one uses it?
Haan yaar, same thought! I visited Aratt Alchemy Elixir site a few months back. They were hyping up the clubhouse big time. But for me, the 2026-09-01 possession date is already a bit far, and if the amenities are just for show, it's a huge waste of money. My budget is already stretched.
