These fancy clubhouses, swimming pools, and sports facilities? Pure marketing gimmick for investors, honestly. Builders charge a bomb for these "premium" amenities, but seriously, kitne log use karte hain daily? As an investor, I see these as a huge maintenance burden, not a value-add for my rental property. Tenants don't pay extra rent for a gym they use twice a month, ya know. Then there's the promised vs delivered scene. Showroom mein kuch aur dikhate hain, possession pe kuch aur milta hai. Yeh sab small things affect tenant attraction and resale value big time. Maintenance charges bhi itne high hote hain for these ghost facilities, but service quality? Often a joke.
