₹94.94L for Arihant Skysuites is just the base. What's the real total cost of ownership for a 2BHK there compared to Codename Tathwade at ₹78L? I'm factoring in PLC, stamp duty, and interiors. From my experience, advertised prices often conceal significant additions. Also, which project gives better carpet area efficiency for the price? It's about usable space, not just brochure numbers.
Since last year I've been eyeing Codename Tathwade for investment. Pre-launch se price kaafi badh gaya hai, ab around ₹78L se start ho raha hai. Capital appreciation toh dikh rahi hai, but honestly, I'm super nervous about the under-construction risk. Builder ka track record kaisa hai in terms of delivery? Kahin huge delays na ho jaayein, ya phir possession mein OC issues na aayein. My parents keep saying upcoming projects mein risk bohot hota hai. Agar project late hua toh mera ROI toh bigad jayega. Has anyone here invested in their previous projects? Did they deliver on time without major headaches? Also, resale potential for such projects after 3-4 years, will it be liquid enough to exit? Ab samajh nahi aa raha, should I go for it ya wait karoon...
