Columbia Serene Amara: My investor dilemma

Builder delivery track record is my main concern with Columbia Serene Amara. I'm eyeing a 3BHK, around ₹1 Cr, for an upgrade from my 2BHK. What's the real capital appreciation potential here? And what kind of rental yield are people actually seeing? Is this a solid long-term investment?
