Visited a couple of Prestige projects in Whitefield last Saturday, also checked out some Godrej ones near Sarjapur Road. We need a 3BHK for the kids, school admissions are next year. My wife's priority is a safe neighbourhood and good schools with reasonable commute. We're selling our current 2BHK to fund this. Is the resale market for 2BHKs still healthy in Bengaluru, or is it tough finding buyers? Don't want to get stuck. Also, under-construction vs ready-to-move. So many RERA horror stories make me nervous about delays. Is it worth the risk for slightly lower prices or should we just pay more for ready-to-move flats with OC? Any thoughts on areas like Yelahanka too? Traffic is a huge concern for school commutes.

Yelahanka is good for schools and relatively less traffic compared to Whitefield, especially if your office is in North Bangalore. But if your work is towards Sarjapur or ORR, then commute will be a nightmare. It's a trade-off. Safe neighborhood toh hai.

RERA horror stories are real, dude! My cousin invested in an under-construction project in Akshayanagar, builder promised possession in 2022, abhi tak foundation bhi complete nahi hui. They're paying EMI and rent both. For peace of mind, always RTM with OC. Thoda extra paisa lagega but worth it for the mental peace, especially with kids. Prestige and Godrej generally have good track records, but even they can get delayed.
Yes, options kam hote hain but at least you know what you're getting. OC is critical, without it, it's basically illegal to occupy. Always check the OC date and make sure it's valid. Builder ne kitna bhi bola ho, OC paper pe hona chahiye.
But RTM mein toh options kam milte hain na? Aur OC ke bina toh phir bhi risky hai kya?
Bhai, 2BHK resale market abhi bohot slow hai in my opinion, especially if you're looking for a good price. Sab log 3BHK ya bigger ja rahe hain. You might have to wait or compromise on price. Aur under-construction toh bilkul risk hai, my friend got stuck for 3 years in a project near Aavalahalli.
Not always true. Depends on the area and building. I sold my 2BHK in Marathahalli last month in 2 weeks. Price was decent, not amazing, but quick. Maybe depends on the project's reputation and how well maintained it is.
Totally agree! My broker also said the same. 2BHKs are taking time to sell these days.
