Does the carpet area for new 3BHKs in Gwal Pahari ever match the super area they quote? We're looking at something from Dreamhome Infrastructure Pvt Ltd, need at least a 3BHK for the kids. My wife's priority is enough usable space, not just brochure numbers. It feels like the price per sqft they show doesn't reflect what you actually get. Are builders firm on these super area calculations, or is there any room to negotiate on the effective price when the actual usable space is so much less? I'm worried about hidden costs later if the space isn't what we expect. Also, is the floor rise premium usually negotiable? We want a mid-floor for safety for the children. Any advice on pushing back on these charges?

Bhai, you hit the nail on the head! Super area is such a scam. Dreamhome ka toh pata nahi, but most builders in Gurgaon play this game. Carpet area is usually 65-70% max. Negotiate hard on the total price, not just per sqft. They won't reduce the super area, but they can give you a lump sum discount. Also, for mid-floor safety, you're right to be concerned, but that premium is usually non-negotiable. Try asking for a free modular kitchen or ACs instead!
