₹90 lakh to ₹1.5 Cr for Complete CHS Affordable Flats, I'm really eyeing this project. Kids have moved out, so we're selling our big house and want something smaller, manageable. My main concern is if it's genuinely good for daily living, not just on paper. How's the neighbourhood, especially for hospitals nearby? And what's the society and community vibe like? We want a friendly place, not isolated. Is it really a good home for someone our age?

Safety first, especially for a retirement home.
Meri personal experience hai, 'Ongoing' projects mein bahut delays hote hain. Maine do saal pehle ek project mein invest kiya tha jo Anand Vihar ke paas tha, aur abhi tak possession nahi mila. Builder har baar nayi date de deta hai. Yahan toh RERA bhi N/A hai, toh agar delay hua toh aapke paas koi legal recourse bhi nahi hoga. Please be very careful. Check the builder's track record thoroughly, not just what they show on paper.
RERA N/A aur total units sirf 10? Yeh toh bahut chhota project hai. Aise mein builder ki credibility check karna bahut zaroori hai. Kya builder ka koi aur project hai jo complete ho chuka hai? Kyunki 10 units mein society maintain karna bhi mushkil hota hai, aur agar koi problem ho gayi toh kaun sunega? Hum jaise first-time buyers ke liye yeh ek red flag hai.

Is it a co-operative housing society ya individual builder ki taraf se hai? Agar co-operative hai toh thoda bharosa ho sakta hai, otherwise it's just a small-time builder trying to sell flats without much regulation.
Totally agree. 10 units mein society fund bhi kam hoga, maintenance ke issues aayenge. Builder toh haath khade kar dega.

Community vibe toh project complete hone ke baad hi pata chalti hai, pre-possession promises pe bharosa karna mushkil hai. Builder kuch bhi bol sakta hai.

Dekhiye, Delhi mein ab ₹90 lakh mein 2BHK bhi mushkil se milta hai. Toh price wise it's okay for the location, maybe. RERA N/A ka matlab yeh bhi ho sakta hai ki they're a small local builder. Par possession mila kya kisi ko? Date toh 2024-01-01 dikha raha hai.
