posted on 6 MayCompleted Ghaziabad projects offer predictable returns
Been researching Ghaziabad projects from Dubai for a potential investment. I'm looking at Sky Height, which is upcoming, and Golden Avenue Premium Floors, which is completed. I can't do a site inspection myself, so I'm relying on feedback here. Is the under-construction gamble for Sky Height worth it for better appreciation, or is Golden Avenue's immediate rental potential a safer bet for an NRI like me? Also, which do you think has better rental management prospects? I'll need a reliable property manager.

Dekho, appreciation potential toh under-construction mein usually zyada hota hai, agar project time pe complete ho jaye aur market conditions favorable rahen. But Sky Height ka RERA status aur limited units ek concern hai. Golden Avenue mein immediate income aur kam headache hai, but appreciation thoda slower ho sakta hai since it's already completed. Current market mein Ghaziabad mein investors thoda cautious hain, toh safety first approach better hai. Property manager ke liye local trusted agencies se contact karna padega, jo dono projects ke liye mil jayengi.
Sky Height ke liye 'RERA Not Applicable' ka kya matlab hai? Kya yeh legal hai? Aur 10 total units hain, iska kya significance hai? Kya isse resale value ya rental demand pe farak padega? Also, Ghaziabad mein average rental yields kya chal rahe hain for a property in the ₹65 L range?
Meri personal experience bahut kharab rahi hai under-construction projects ke saath. Maine 3 saal pehle Ahinsa Khand II mein ek flat book kiya tha, abhi tak possession nahi mila, builder bas dates pe date de raha hai. Meri saari savings phas gayi hain. Isliye main toh bolunga Golden Avenue Premium Floors hi dekho. Completed project mein at least aapko pata hota hai ki kya mil raha hai aur kab mil raha hai. Rent bhi turant aana shuru ho jayega.
Yeh common problem hai. Isiliye main bhi completed projects hi dekh raha hoon. Under-construction mein bas dates hi badhte rehte hain. Property management ka bhi issue aata hai baad mein, agar builder hi reliable na ho.
Same here! Builder ne toh rula diya, ab tak EMI aur rent dono de raha hoon.
Mujhe lagta hai Ghaziabad mein property ka future toh bright hai. Lekin under-construction ka gamble hamesha risky hota hai. Golden Avenue agar completed hai aur rental income immediately start ho sakti hai, toh vo zyada predictable return dega. Peace of mind bhi milegi.
U8, Golden Avenue ka location achha hai, connectivity bhi theek hai for rentals. Current market conditions mein Ghaziabad mein 3-4% rental yield expect kar sakte ho, which is decent. But Sky Height, with just 10 units and 'Not Applicable' RERA, plus possession date 2025-12-01, sounds like a very niche or potentially risky venture. ₹65 L for an upcoming project without RERA is a huge gamble.
True, completed projects headache kam dete hain. Ghaziabad mein rentals achhe mil jaate hain, especially near Abhay Khand. Golden Avenue ka location kaisa hai for rental prospects?
Sahi keh rahe ho. Possession ka wait karna bahut stressful hota hai.
Bhai, Sky Height ka status 'UPCOMING' aur RERA number 'Not Applicable' dekh kar hi darr lag raha hai. Investment ke liye, especially jab aap khud site visit nahi kar sakte, toh itna risk lena theek nahi lagta. Completed projects like Golden Avenue Premium Floors are generally safer for NRIs, at least possession ki tension nahi hoti.
Exactly! NRI ke liye toh aur bhi mushkil hai. Yahan local rehkar bhi log phas jaate hain under-construction mein, toh Dubai se kaise manage hoga? Golden Avenue ka immediate rental potential is a big plus.
Haan bilkul! RERA na hona toh seedha red flag hai. Builder ki credibility pe question mark lag jaata hai.
