I almost bought a villa in Greater Noida West back in 2018, similar price range to NCR Orchid Villa, but it was in a less developed pocket near Alpha I Greater Noida. Thank god I didn't. The promised appreciation never came, and rentals are a nightmare. Ended up putting my money in a flat near Noida Expressway instead, which has given much better returns and easier tenant finding. Villas have huge maintenance costs too, which people often forget to factor in.

For NCR Orchid Villa, being a 2021 possession, you'd be lucky to get ₹15k-₹20k for a 2BHK villa, maybe a bit more if it's furnished. I know someone in Ajayabpur who owns a similar sized villa, and they are struggling to find good tenants above ₹18k. Don't expect crazy yields.
