Since last Diwali, I've been tracking completed projects in Pune for investment, focusing on rental yield and capital appreciation. Eskay Basera Eternity Plot B, listed around ₹1.12 Cr, has my attention. From my experience, completed projects sometimes offer less appreciation upside, but immediate rental income is good. What's Eskay's track record for quality and post-possession support? I'm trying to calculate realistic rental yield for a 2 BHK. Brokers quote ₹25k-30k, but I've seen that's often inflated. What's the actual rent one can expect? Also, considering the current market, is the resale market for this project liquid? I'm thinking 5-7 years, so exit strategy is crucial. Is ₹1.12 Cr fair, ya thoda overvalued lag raha hai?

Yes, I think that other project was in Wagholi. Eskay has a few projects in Pune. But quality issues are serious, especially for water.

I was looking at this project too, or something similar in Sinhagad Road. ₹1.12 Cr for a completed 2 BHK sounds okay on paper, but the rent figures brokers throw around are always so misleading. My friend bought a 2 BHK in Ambegaon last year, broker said ₹28k, but barely gets ₹22k. So, that ₹25k-30k for Eskay Basera is probably ₹20k-22k max. And for capital appreciation? Completed projects usually don't give that much upside unless the location suddenly booms. The exit strategy is key, you're right.

Totally agree with the rent part. Brokers just want to close the deal. I checked a similar project nearby, they quoted ₹27k, but tenants told me they pay ₹20k. This Eskay Basera price also feels a bit high for a 2021 completed project, no?
