My current Noida portfolio needs rebalancing. I'm closely analyzing ABA Cherry County. I've observed its capital appreciation post-completion has been surprisingly strong compared to many ready-to-move projects I track. From your experience, what's the actual rental yield for a 2BHK there? Also, secondary market mein liquidity kaisi hai? Resale exit kitna smooth hai after 5 years? Thoughts on its long-term wealth creation potential?

Hold on, guys. While the appreciation might look good on paper, ABA's builder track record for some other projects hasn't been stellar. I remember a lot of delays with their project near Alpha I Greater Noida. This project was completed in 2016, so it's mature, but still, check the quality and maintenance charges carefully. Totally agree with the strong appreciation point! My cousin bought a 3BHK there in 2018, and usko kaafi acha return mila hai. He told me the society is well-maintained and families prefer it. But I'm worried about the liquidity part for a 2BHK. If I need to sell after 5-7 years, will it be a smooth process or will I get stuck? This is my biggest fear as a first-time investor.
