Since January I've been shortlisting flats, and a big discovery for completed projects like Presidency Heights is how brochure pics can be misleading on livability. Currently in a 2BHK in Sector 76, thinking of upgrading to a 3BHK there. My main concern: are the amenities actually maintained well post-possession? Or are they just for show? Also, how's the community vibe? Is it friendly enough for daily life ya sab isolated rehte hain? Already have a home loan, so this big price jump needs real resident validation, not just sales talk.

Gym equipment bas naam ke hote hain, swimming pool ka paani ganda ya band hi rehta hai, aur club house bas shaadiyon ke liye use hota hai. 97L se 1.4 Cr ka jump sirf amenities ke bharose nahi le sakte. Is there anyone here who actually lives there and can confirm the maintenance quality?
Swimming pool toh bas brochure mein achha lagta hai, real mein rarely clean milta hai, ya phir timings itne ajeeb hote hain ki koi use hi nahi kar pata. Bahut frustration hoti hai jab itna pay karne ke baad bhi basic facilities nahi milti.
Totally agree with you! Mere cousin ne Alpha I Greater Noida mein ek flat liya tha, same issue hai. Amenities are just for show, maintenance zero.
