Budget finalised, loan pre-approved – now stuck on Shrivinayaka SVG Hightes for an upgrade. I'm currently in a 2BHK and thinking about a 3BHK there for investment. It's completed, which is great, but I'm wondering about its capital appreciation potential from the ₹15-19L price point. What's the realistic rental yield here? And honestly, how liquid is the resale market for these units? Worried about finding buyers easily in 5-7 years if I need to exit for better ROI.

The project details say Shrivinayaka SVG Hightes was completed by 2021-03-31, and it has only 54 units. UPRERAPRJ15276 bhi registered hai. The builder delivered it, which is a plus. But with only 54 units, does that really make it liquid enough for resale in 5-7 years? Limited units can mean limited options for buyers, or it could mean it's a niche community. I'm leaning towards the former for resale. The price range (15-19L) for a 3BHK is attractive, but if you're stuck with it, what's the point?
The main post mentioned rental yield. What's a realistic rental yield for a 3BHK in Shrivinayaka SVG Hightes? Agar appreciation nahi toh at least rental income achhi ho jaye. But then again, liquidity ka issue toh hai hi. Koi batao, kitna expect kar sakte hain rent?
Exactly, U11! Rent toh mil jata hai but achha tenant milna mushkil hai. Aur phir society maintenance charges bhi add kar lo.

Phir maine builder ka track record dekha, reviews padhe, toh aur darr lag gaya. Is this builder (Shrivinayaka) even reliable? Anyone know their track record? My friend bought a 3BHK in Shrivinayaka SVG Hightes for around ₹17L in 2021. Abhi tak usko achha tenant nahi mila, aur jab resale ki baat aati hai toh koi serious buyer mil hi nahi raha. Log ₹15L se upar jaana hi nahi chahte. Bohut difficult hai exit karna agar ROI chahiye. Uska toh paisa stuck ho gaya hai ek tarah se.
Shrivinayaka ka track record mixed hai bhai. Some projects delivered on time, kuch mein delays the. Ajayabpur ke paas unka ek aur project tha, usmein kaafi complaints suni thi initially. Quality ka bhi issue tha logon ko. Check karna padega the current status.

Sahi keh rahe ho. Noida market mein abhi bhi pressure hai, especially for older completed projects. Buyers prefer new launches ya under-construction projects jahan entry price thoda kam ho aur appreciation ka scope zyada. Liquidity ka issue toh pakka aayega.
Totally agree with U1. Completed projects mein appreciation ka chance bahut kam hota hai. You're buying at almost peak value.
