Been renting for almost a decade now and honestly, I'm just fed up. Finally taking the plunge into Noida real estate, but purely from an investment angle. I'm looking at Oneiric Homes, since it's completed and the pricing (₹12.80L–₹24.00L) seems okay for a 1BHK/2BHK. My main concern is ROI. What's the actual rental yield people are getting there for smaller units? Are flats staying vacant for long, or is there good demand? Also, how liquid is the resale market? I'm worried about getting stuck if I need to exit in 5-7 years. Is it mostly investors there, or a good mix of end-users? Don't want to buy into a ghost society that impacts future appreciation. Any real experiences or insights would be super helpful.
