Completely stuck with absurd SPR prices, wait or buy?
Okay I'll be honest, I completely misjudged how crazy the market has gotten here. Kids have moved out and we don't need such a big place anymore, so resale of existing property karke I wanted a compact, manageable flat with a lift and hospital nearby. Looked around Nirvana Country and Southern Peripheral Road, but pricing in the last 1.5 years is just absurd. Sahi mein, brokers are quoting almost ₹14,000 per sqft for average societies... actually wait, some are demanding even higher maintenance on top of it. Has anyone bought recently on SPR, or is it better to wait?

Aapne Airport Road (Gurgaon side) check kiya kya? Someone told me connectitivity to hospitals from that stretch is quite good and prices are slightly less crazy than core SPR.
Maine recently Baliawas ke paas aur SPR ke edge pe flats dekhe the for my parents. Ek society mein ground floor unit thi, hospital bhi paas mein tha, but maintenance charges quoted were 12,000 per month! Hum middle class logon ke liye ye white elephant ban jata hai post retirement. Has anyone checked older societies near Golf Course Extension instead of shiny new towers on SPR?
True, older societies come with hidden costs. Humne ek purani society mein flat shortlist kiya tha, but lift was constantly breaking down and no power backup for ACs. Phir laga naye project mein high maintenance dekar peace of mind lena better hai ya nahi, but 14k on SPR is pure extortion.
Older societies are slightly cheaper around 11k-12k per sqft, but unme major seepage and parking issues hain. Ek uncle ne 1998 build society mein flat liya tha near Sector 56, ab bol rahe hain renovation mein hi 15 lakh lag gaye. Isliye I feel SPR ke newer developments feel safer on paper, chahe price absurd hi kyu na ho.

Wahi toh dar hai. But problem ye hai ki basic calculation hi match nahi ho rahi. With 9% home loan interest, plus maintenance of 4-5 rupees per sqft, monthly payout humare jaise salaried logon ke liye trap ban jata hai. Dil kehta hai le lo, dimaag kehta hai ruk jao.
Correction ka wait karte karte meri toh EMI dene ki age nikal jayegi lol. My colleague waited since 2021 thinking bubble burst hoga, and today the same flat is double the price. Agar budget allow karta hai toh compact unit le lo, because waiting has only increased FOMO and cost for people like us.

I visited a site near Baliawas last weekend thinking outskirts might be slightly cheaper. But even fringe areas are quoting insane numbers now, saying connectivity to Cyber City and Faridabad is great. My parents are retired and we just wanted a calm society with good security, par rate sunke chakkar aa gaya. I am seriously wondering if waiting 6 to 8 months will bring any correction, or will it just get worse?
Correction toh tab aayegi jab demand dry up hogi, but NRI money and resale investors are continuously pumping cash into Gurgaon. If you wait, you risk price hikes, but if you buy at peak, you risk getting trapped. Bahut confusing situation hai, no clear answer anywhere.

That 4.5 per sqft is actually real, in fact some newer societies are charging 5.5 plus GST because of 24/7 power backup and heavy diesel generator running costs during summer. Main ek society mein maintenance bill dekh ke shocked ho gaya tha. It completely messes up your monthly calculation alongside EMI.
Honestly feeling so stuck. Meri family bol rahi hai le lo loan stretch karke, but EMI will eat up 55 percent of our monthly income. If the market corrects even slightly, we will be stuck with huge negative equity. But what if prices never come down?
Brokers always use FOMO tactic. But looking at Golf Course Extension and SPR supply, big builders are only launching luxury units worth 4 Cr plus. Middle class first-time buyer kahan jaye?
