Budget finalised, loan pre-approved — but ab Ansal Aastha Mig Zone ko lekar thoda confused hoon. I work in real estate, so I know the marketing spin, but buying for myself is totally different. Brochure mein amenities toh bohot dikhate hain, but reality mein kitni functional hain? Swimming pool, gym, kids play area... usable hain ya sirf show ke liye? Aur neighbourhood ka kya scene hai? Schools, hospitals, daily market kitni paas hain? Commute experience kaisa hai? Overall, for an end-user, is this a good home ya fir kuch aur dekhu?

Ansal ka track record Rajkot mein kuch khaas nahi raha hai, especially past projects mein. Mere ek dost ne Ansal ke dusre project mein book kiya tha 5 saal pehle, abhi tak final finishing theek nahi hui. Mig Zone ka price range ₹29 L – ₹30 L hai, which for a completed project sounds good, but what about the hidden issues? Builder reputation is key, aur Ansal ne pehle bhi delays aur quality issues kiye hain. Darr lagta hai ki baad mein regret na ho.

U2, pool aur gym functional toh hain, but maintenance ka issue suna hai. Possession toh 2022-06-01 ko mil gaya tha, RERA number UPRERAPRJ5670 bhi hai, but quality after sales service ka thoda doubt hai.
