Okay I'll be honest — 3BHK upgrade is confusing. DLF ya Godrej ki construction quality aur customer support kaise hai? Vasant Kunj mein kiska resale better rehta hai?

But Godrej is more transparent with timelines and customer interaction, which is a big relief for first-time buyers. I'd say visit both project sites, talk to existing residents if possible. My cousin faced huge issues with a smaller builder near Ansal Villas, so stick to established names.
Current market conditions mein builders bahut promises karte hain, but RERA registration aur completion dates check karna mat bhoolna. Especially for a 3BHK upgrade, liquidity is tight for many, so delays can be devastating. DLF ke kuch projects mein delays ka issue suna hai, Godrej ka thoda better record hai recently.

U3, U10 is right about the range. But I'd add ki for a 3BHK, the bigger units might see some slight dip or stay flat. Smaller units (1-2BHK) still have good demand. Market stable hai for now, but interest rates could play a role. Don't expect huge appreciation immediately.

Resale ke liye, Vasant Kunj mein connectivity is key, uss hisaab se DLF properties usually command a premium.
U8, hidden charges mein registration fee ke alawa 'preferential location charges' (PLC) aur 'club membership' jaise cheezein thi jo starting mein clear nahi ki thi. Aur fir GST ke calculations bhi thode opaque the. Negotiate karna mushkil tha, they just said 'take it or leave it'. My friend in Anand Niketan with Godrej said their breakdown was much clearer from day one. Saved a lot of stress.

Haan, U1, sahi keh rahe ho. Mera ek colleague DLF Capital Greens mein phasa hua tha with possession delays. Godrej ki transparency kaafi achhi lagi thi jab humne Vasant Kunj extension mein ek project dekha tha. Resale mein connectivity ke alawa maintenance bhi bahut important hai, usmein Godrej better lagta hai.
Totally agree, customer service can make or break the experience. DLF ka brand hai, but service ka suna hai.
