Confused about buying in Knowledge Park Greater Noida right now

Did a site visit to Knowledge Park Greater Noida last weekend. Honestly, prices have shot up quite a bit in the last 1.5-2 years, right? I'm fed up of renting, landlord ne rent badha diya phir se, so finally taking the plunge. My budget is around ₹75-80L for a 2BHK. Dekh raha hoon ki rates yahan pe pehle se kaafi upar hain. Builders like Galaxy and ACE ke projects mein bhi rate badhe hain. My dilemma is, should I invest now or wait a bit? Not sure but lagta hai abhi peak pe hai ya aur upar jayega? EMI vs rent ka math toh clear hai, but I don't want to overpay and then see prices correct. What's the general investment thesis for this area? Kisi ko lagta hai there's still good ROI potential agar abhi buy karein? Please share your thoughts.
