Confused about Delhi infra projects' real impact

Since January I've been shortlisting flats in this city, aur abhi bhi confuse hoon. I work in real estate but buying for myself is different, yaar. Builders like DLF and Godrej are hyping up areas near UER-II and the IGI Airport Expansion. They say Kondli, Dwarka, Rohini will see crazy appreciation. But is this real appreciation ya just builder marketing? I'm looking at a 3BHK, budget around ₹2.5Cr. Kya OC milne tak wait karna chahiye for these projects? Eastern Peripheral Expressway connectivity is good but will it genuinely move prices beyond speculation? Off the record, what's the actual timeline for these projects? Don't want to get stuck with delays.
