Honestly, buying for myself is a whole different ballgame than just selling. I know all the builder marketing tricks, but seeing it play out on projects like Home Making Smart Floors still frustrates me. Brochure mein toh they show amazing clubhouses and top-notch security, right? But real mein, kitna use hota hai? I'm worried about the 'ghost facility' syndrome. Like, will the gym equipment actually work after a year, ya bas showpiece ban ke reh jayega? And security systems, especially for tenants, are crucial. CCTV working properly? Guards professional? Or bas formality hai? Meri biggest concern hai ki yeh amenities investor ko real mein premium pricing dilati hain kya? Ya fir bas maintenance charges badhane ka tareeka hai? Any experience with Home Making Smart Floors ya similar projects in Delhi? How much do these 'premium' features actually affect rental yield and resale value? I don't want to overpay for something that adds zero value.
