Honestly, I'm fed up of renting in Gurgaon. Landlord ne phir rent badha diya, so I'm finally taking the plunge to buy. I'm looking at Sector 43, maybe Alpha Corp projects, but the 'all-in' cost is super confusing. Builders quote one price, then stamp duty, registration, PLC, parking, sab add ho jaata hai. Kitna extra margin rakhna chahiye for these hidden costs? Not sure if I'm missing something big. Also, any specific areas in Gurgaon jahan abhi bhi decent value mil sakti hai for an investor? Don't want to overpay.

Sector 43 is good but very expensive now. For Alpha Corp, make sure you check their past projects. Hidden costs ke liye, I'd say minimum 15-20% extra rakho on top of the base price they quote. Stamp duty, registration, EDC/IDC, PLC, IFMS, power backup, club charges, parking... list lambi hai. Builders will only tell you the carpet area rate, not the super area, aur phir usmein sab add karte hain. Be very, very careful.
