Confused about Huda City Centre's investment potential

Spent the last few days researching Sohna options, especially around Huda City Centre. I'm based in Dubai, so a site visit is tough. Logically, is this micro-market still undervalued for investment, ya peak ho gaya hai? What kind of ROI can one realistically expect now? Any specific projects ya sectors for good value?
