Budget finalised, loan pre-approved – ab Krishna Apartment ka carpet area dekh ke thoda confused hoon. Just moved in, aur lag raha space utna nahi jitna brochure mein dikhaya tha. Is it just me? Kaise adjust kiya baaki logon ne?

So, the discrepancy is almost expected. But the price range of ₹64 L – ₹80 L for such an old project, even with 250 units, seems quite high for what you might actually get as usable space. Is this normal practice, especially with the current Delhi market jo already itna inflated hai? I was looking at properties in Anand Niketan and even newer projects have this issue, but older ones are worse.

My experience was similar with a project near Ansal Villas. Brochure mein 1200 sqft dikhaya, but jab actual measurement karwaya toh carpet area barely 850 sqft nikla. Builders play with these numbers so much. They add common areas, wall thickness, everything into 'super built-up' and confuse first-time buyers like us. I was so disheartened, felt like I paid for air!
Haan, Ansal Villas ke paas toh ye common hai. I've heard similar stories. Ye log bas marketing mein master hote hain, actual delivery mein sab golmaal. Budget tight ho toh aise dhokhe bahut lagte hain.

Krishna Apartment? Wo toh kaafi purana project hai na? Possession date 1994 ki hai uski. Aise projects mein toh carpet area ka issue aur bhi zyada hota hai, builders pehle rules itne strict nahi the follow karte the. Maybe that's why it feels smaller.
Sahi kaha U3! Main bhi Anand Vihar mein ek old property dekh raha tha, same feeling aayi thi. Builders ne us time toh sirf super built-up area dikhaya hoga. Carpet area toh mention bhi nahi karte the properly. Toh abhi iski market value kya hogi, ya builder kaise justify karte hain itni purani property ko? Alaknanda mein bhi ek project mein yahi dikkat thi.
