Confused about legal checks for Hyderabad property

RERA compliance feels like a big eyewash sometimes, especially for investors. I'm looking at Sattva Lake Ridge near Gachibowli. My parents keep saying 'title clear hai na?' but I'm not sure how to really verify it. How do you guys actually check builder's RERA status and potential red flags? Is RERA complaint process effective for actual project delays ya bas paper pe hai? Disagree? Tell me why.
