Honestly, I'm feeling pretty overwhelmed trying to find the right investment property in Pune. I'm looking at N B Swanandi Blossom. Has anyone tracked its price movement since launch? I'm wondering about the capital appreciation potential, especially with the ongoing construction. Also, what's N B Construction's actual delivery track record like? Are they generally on time? And for those who know the area, what's a realistic rental yield I could expect there? Trying to figure out if it's a solid long-term play or if I should look elsewhere.

Swanandi Blossom? Bhai, be careful. I've heard mixed reviews about N B Construction. Their previous projects in Akurdi faced some serious delays. RERA number toh hai, but that doesn't guarantee on-time possession, especially with the current market situation. Capital appreciation depends heavily on timely delivery, which is a big question mark here.
Totally agree with U1. My cousin booked with another builder in Ambegaon Budruk and is still waiting. Does anyone have concrete info on N B Construction's past
