Sector 75 - been tracking Ace and ATS projects here, but I'm getting mixed signals. Has anyone actually received possession on time from either of them? I've heard stories about Ace, specifically about delays in their Aspire project. ATS Green is generally considered better, but from my experience, 'better' doesn't always mean 'on time'. Also, what about hidden charges at possession? I've heard of builders suddenly adding PLC and other charges that weren't initially disclosed. Should I be worried about that with these guys? Anyone have a comparison of their RERA compliance? Honestly not sure who to trust. Need some real experiences before I commit.

OP, did you decide on anything yet? Which project are you leaning towards?
Remember to factor in GST and stamp duty as well. Those are significant costs.
Check the builder-buyer agreement carefully. It's usually heavily skewed in the builder's favor, but you might be able to negotiate some clauses.
Prices have gone up significantly in the last year. It's probably better to buy now than wait, even with the risk of delays.
I'm a tenant in Sector 75 and considering buying. This thread is scaring me! Maybe I should just keep renting.
Be careful — Ace has multiple delayed projects. Check their track record across all their projects, not just Aspire.

Gurgaon is more expensive, but generally, the builders are more professional. But delays happen there too. Do your research properly.
Don't just look at the promised possession date, check the RERA registration date and the revised completion date. That will give you a realistic timeline.
Bhai, this builder lobby is powerful. They get away with everything. Consumer court mein bhi kuch nahi hota jaldi.

Sector 75 is a good location, but the builders are a headache. Have you considered Sector 150? Thoda premium hai, but better quality and timely delivery ka chances jyada hai.
Sector 150 is too far out for me. I need to be closer to Delhi.
ATS is generally more reliable. But 'on time' is subjective. Expect a delay of at least 3-6 months, even with them.
Mera bhi same experience tha 2 years ago with a different builder in Sector 78. They promised possession in 2021, I finally got it in late 2022. Keep following up constantly!

It varies depending on the sub-sector and type of property, but roughly around 60-70k per sq meter for apartments.
RERA compliance check karna bhai. Ace ka RERA record is patchy. ATS is slightly better but still double-check everything. Don't take their word for it.

UPRERA website is your best bet. Search for the project and see the completion dates submitted and any grievances.
Hidden charges are a scam! Make sure everything is in writing before you pay a single rupee. PLC, IFMS, club membership... they'll try to squeeze you for everything.
Ace Aspire? Run. Seriously. I know someone who's been waiting for possession for 3 years.

Sector 75? Bhai, on-time delivery is a luxury here, not a standard. Ace Aspire is perpetually delayed, heard horror stories. ATS Green... they're relatively better, but don't hold your breath for the promised date. Hidden charges are standard practice, fight them tooth and nail.
Haan exactly, Noida mein yahi problem hai. They promise the moon, deliver a crater.
I invested in ATS Green in Sector 93. They were about 6 months late, but honestly, that's good by Noida standards. PLC charges were there, but I negotiated them down a bit.
