Sector 2, Noida Extension – I'm seriously considering a 2BHK here, my budget is around ₹65-70L. Honestly, it feels like a good deal compared to other Noida sectors. But I'm a first-time buyer, so not sure if these prices are justified, or if there's negotiation room. What's the real investment potential here for 3-5 years? Also, how's the metro connectivity and daily commute experience from here? I'd mostly rely on the Aqua Line, but last-mile connectivity worries me. Any insights would be super helpful!

For your budget of ₹65-70L, Sector 2, Noida Extension is one of the few places offering a decent 2BHK. Investment potential for 3-5 years is moderate. Don't expect double your money, but a steady 5-7% annual appreciation is realistic if infrastructure continues to improve. Metro connectivity from Sector 51/52 is good, and yes, plenty of e-rickshaws are available now, even late at night. Safety has also improved significantly over the years with more families moving in. Just ensure your building has good security. The main challenge is traffic congestion during peak hours on the main roads leading out of Noida Extension.

At that time, people said it was too far, but now prices have gone up significantly, and metro connectivity is actually decent. The Aqua Line is a game-changer. For 3-5 years, I think Sector 2 has good potential, especially if the infrastructure keeps developing. Just ensure your project is close to a main road or proposed metro station for better appreciation.
Resale market in Noida Extension is a bit tricky right now. While your property appreciated well, the current market conditions are seeing a lot of inventory. Don't expect the same boom as 2010-2015. Appreciation will be steady, not exponential. Always compare current circle rates with market rates before making a decision on resale to understand the actual value.

Bhai, be careful with Noida Extension. Builders ka track record yahan bahut mixed hai. Mera ek dost ne Ajayabpur ke paas book kiya tha, 2 saal se possession delay ho raha hai. Woh toh RERA mein complaint karne ki soch raha hai. Always check the builder's past projects and RERA compliance properly. ₹65-70L is a big amount, don't rush it.
Totally agree with your point. My brother booked in Alistonia Estate and the builder has been delaying by almost 2 years now. Penalty bhi nahi de rahe the easily. Had to fight for it. It's a real headache for first-time buyers. Always read the fine print very carefully.

Negotiation depends on the project's stage. Agar ready-to-move hai, toh bahut kam chance hai, maybe 1-2% max. Under-construction mein thoda zyada mil sakta hai, but builders are holding strong on prices right now. Don't expect 5-10% off; that's old news.
Exactly my thoughts! Mera bhi budget exactly yahi hai aur main bhi Sector 2 mein hi dekh raha hoon. Lagta toh acha deal hai, par darr lagta hai kahin phass na jaaye. Negotiation ka toh definitely puchna chahiye.
