Visited a few projects in Sector 138 last weekend, Arsh Group ka bhi dekha. I'm currently in a 2BHK and thinking of upgrading to a 3BHK. Builders are pushing pre-launch offers, saying it's the best price. But is early-bird actually a discount, ya just FOMO? Also, these floor-rise premiums and PLC for park-facing units... are they really worth the extra lakhs? Already have a home loan, so har paisa counts. Should I wait for RERA completion for better clarity?

Yaar, ye pre-launch offers toh bas FOMO create karte hain. Builders kehte hain 'best price', but baad mein pata chalta hai ki wahi rate chal raha hai. Same confusion, bhai!
