Confused about RN Iron Heights for family upgrade
Visited RN Iron Heights last weekend. I'm upgrading from my 2BHK in Noida to a 3BHK. With an existing home loan, the price jump needs justification. Brochure accha hai, but is it genuinely good for daily living, ya sirf paper pe accha hai? Kids ke schools, hospitals kitne paas hain? Achhe schools are priority. Amenities ka kya scene hai? Kya actual amenities functional hain ya sirf show-off ke liye? Anyone living nearby or considered RN Iron Heights? Is the premium for an upcoming project worth it? Should I consider other Greater Noida options?

I agree with the RERA concern. My brother booked a flat a few years ago without RERA and faced massive delays. He finally got possession but it was a nightmare. For schools, try checking out properties closer to established sectors in Greater Noida, maybe near Alistonia Estate, there are some good options there. RN Iron Heights feels a bit isolated for good schools right now.
The price range ₹27 L – ₹70 L is also quite broad. For a 3BHK, you're probably looking at the higher end, which is a significant amount without RERA protection. Have you looked at any ready-to-move options in Alpha II? Might be a bit older but at least you know what you're getting.
I also visited RN Iron Heights a few months back. The location near Ajayabpur seems promising for future connectivity, but current infrastructure around it is still developing. Schools and hospitals are not exactly 'walkable' distance right now, you'll need to drive a bit to find the really good ones. Amenities ke liye, they just showed me plans, nothing concrete.
Haan, current infrastructure is a big point. I live in Noida Extension and connectivity is still a pain sometimes. For a family upgrade, you need everything ready, not just promises. The 2026-12-01 possession date is also far away for an 'upcoming' project with no RERA, that's almost 3 years from now.
Bhai, RN Iron Heights ka brochure toh sabko achha lagta hai. But have you checked their RERA status? 'Rera Not Applicable' dikha raha hai, which is a huge red flag for an upcoming project. I'd be super careful with that, especially with your existing loan.

Exactly! Jis project ka RERA number na ho, usme haath dalna matlab seedha risk. Mera friend Alpha I Greater Noida mein phasa tha aise hi ek project mein, builder ne project hi change kar diya baad mein. Safety first, especially for first-time buyers like us.
