Confused about Roza Jalalpur prices and future

Honestly not sure if I'm overthinking this whole upgrade thing. I'm currently in a 2BHK in Sector 78, already have a home loan, but thinking of upgrading to a 3BHK or even a small villa. Roza Jalalpur Village mein prices dekh raha hoon, and honestly, kuch projects ke rates thode inflated lag rahe hain. Builders like Gaursons or ATS ka yahan kya scene hai? Kya actual negotiation scope hai ya yehi current market rate hai? Jewar Airport ka hype toh hai, uske paas hai yeh area. But is Roza Jalalpur mein kitna real appreciation expect kar sakte hain over the next 3-5 years? Matlab, is the price jump from my 2BHK worth it for the potential ROI? Koi recently invest kiya hai idhar? Your experiences and opinions would be super helpful, guys.
